Building and Plumbing Fees

(revised 1 July 2009)

The Sullivans Cove Waterfront Authority has a schedule of fees for statutory planning, building, plumbing and other statutory matters. These fees are payable at the time an application or request is made.

Payment can be made by credit card, EFTPOS or cheque. Sorry - we are unable to accept cash.

Building Fees

Please note: The Authority does not undertake building assessments and applicants must engage a private building certifier.

Building fees include:


Building Permit Application

  • Demolition works: $79.80 per hour spent assessing the application (with minimum fee of $159.60)Otherwise:
    • Where cost of works is lessthan $5,000: $79.80
    • where cost of works is greater than $5,000: $159.60

Temporary Occupancy Permit

  • No fees

Building Certificate

  • When not issued concurrently with a building permit: minimum of $159.60 or $79.80 per hour

Permit to Proceed

  • Where the estimated cost of works is less than $5,000: $79.80
  • Where the estimated cost of works is greater than $5,000: $159.60

Permit of Substantial Compliance

  • Where the estimated cost of works is less than $5,000: $79.80
  • Where the estimated cost of works is greater than $5,000: $159.60

Extension of current Building Permit

  • $50.00

Extension of expired Building Permit

  • Where the estimated cost of works is less than $5,000: $79.80
  • Where the estimated cost of works is greater than $5,000: $159.60

The Authority is also required to collect Building and Construction Industry Levies (see below).

Plumbing Fees

Plumbing fees include:

Plumbing Permit Application

  • Where the estimated cost of works is less than $5,000: $159.60
  • Where the estimated cost of works is equal to or more than $5,000 but less than $12,000: $219.45
  • Where the estimated cost of works is equal to or more than $12,000 but less than $25,000: $332.50
  • Where the estimated cost of works is equal to or more than $25,000 but less than $50,000: $492.10
  • Where the estimated cost of works is equal to or more than $50,000; $79.80 per hour spent assessing the application, with minimum fee $545.30

Special Plumbing Permit Application

  • $159.60
  • Category 0 Permit Application: no fee

Variation to Plumbing or Special Plumbing Permit

  • $159.60

The Authority is also required to collect Building and Construction Industry Levies (see below).

Building & Construction Industry Levies

The following levies apply:

Building Permit Levy

The Building Permit Levy is 0.1% of the cost of all building and plumbing works, where the cost of works is greater than $12,000.

The Authority retains $6.00 from each levy received and forwards the balance to the Director of Building Control, Workplace Standards Tasmania.

The levy must be paid before a permit can be issued. If a permit is refused, a refund can be made. The refund will exclude the Authority’s administrative costs of $12 per levy.

Tasmanian Building & Construction Industry Training Levy

The Tasmanian Building and Construction Industry Training Levy is 0.2% of the value of all building and plumbing works, where the cost of works is greater than $12,000.

The Authority keeps a collection fee of $4.40 and forwards the balance to the Tasmanian Building and Construction Industry Training Board.

Payment is required before a permit can be issued. If a permit is refused, the Authority will notify the Board and the Board will arrange a refund.
